The Housing Choice Voucher program, also known as the Section 8 program, is the federal government’s major program for assisting very low-income families, the elderly, and the disabled to afford decent, safe, and sanitary housing in the private market. Eligibility for this program is based on a family’s gross annual income and family size.
The program works as a rental subsidy that allows families to pay a reasonable amount of their income toward their rent. Eligible families will receive a voucher to begin searching for housing that meets minimum standards of health and safety. New voucher-holders may choose a unit anywhere in the United States if the family lived in Yonkers when the family applied for assistance. Those new voucher-holders who did not live in Yonkers at the time the family applied for housing assistance must initially lease a unit within the city for the first twelve months of assistance.
MHACY has partnered with Gosection8.com, which provides an enhanced program to list rental properties online. Landlords may add their rental units by clicking here. Tenants may view rental units by clicking here.
Generally, families will pay no more than 30% of their adjusted gross income toward their rent share. MHACY pays the remaining amount to the owner on the family’s behalf. This payment to the owner is known as the Housing Assistance Payment.
Section 8 participants must comply with all program requirements, including completing their annual certification, accommodating Housing Quality Standards inspections, allowing property owners to make any needed repairs, and adhering to the terms of their lease.
A family’s housing needs change over time with changes in family size, job locations, and for other reasons. The housing choice voucher program is designed to allow families to move without the loss of housing assistance. Moves are permissible as long as the family notifies MHACY ahead of time, terminates its existing lease within the lease provisions, and finds acceptable alternate housing.
